You might even have taken your land through the first stages of a Local Plan and achieved an allocation yourself, but lack the technical knowledge or financial resource to take it through planning and the only other route is to tie it up with a developer under an ‘option agreement’.

Historically this lead to the only other alternative being the granting of an ‘option’ to a developer. This can end in a ‘David versus Goliath’ scenario, with the developer forcing the price down at the end of the option, with the landowner left with little legal recourse.
