Our approach pushes the boundaries of what's achievable through the planning process, then maximises value through a tailored sales approach — injecting competition amongst purchasers to secure the best value for our landowners.

We partner with landowners, bringing our expertise and capital to create the conditions that maximise a site's value — in return for a percentage on the sale once permission is in place.

From the outset, a dedicated Richard Roberts Project Manager leads a team of town planners, architects, surveyors, engineers, specialist consultants and solicitors. We prepare the site reports and surveys, run the planning process end to end, and keep you informed at every stage.

Identify site & check planning potential

We assess whether your land has genuine development potential — free of charge.

Promotion agreement

We agree and approve the planning strategy with you. Your solicitor prepares the agreement — we pay their fee — and a promotion fee is paid to you immediately, which you keep.

In-depth site assessment

Detailed investigation begins — landscape and visual impact, sustainability, ground investigations, access and drainage.

Representations to the authority

We make representations to the local planning authority, via the Local Plan where appropriate.

Planning application prepared

We prepare a scheme tailored to the market and the site.

Public consultation

We consult and engage with the community and public.

Review & refine

We review feedback and update the plan and strategy accordingly.

Submit planning application

The application goes in, with all supporting technical work in place.

Decision issued

If planning is refused, we assess and submit an appeal at the optimum time.

Sell the site

Once approved, we sell through our in-house sales team and network of specialist agents — injecting competition to achieve best value.
